Kansas City Clay Is Hard on Basements and Concrete

Most homes around Kansas City sit on expansive clay that soaks up water like a sponge. After a spring storm that clay swells and pushes against basement walls, and when a summer drought dries it out it shrinks and lets the foundation settle. That constant push and pull is what cracks block walls, bows poured walls and forces water through the floor-wall joint. Freeze and thaw cycles every winter make it worse, heaving driveways and sidewalks along with the foundation. The repair starts with knowing exactly what your home is sitting on and where the water is coming from. That is what your free evaluation is for.

Our crews work out of our Kansas City shop in Raytown, so we know these basements house by house, from the older homes in Brookside, Waldo and the Historic Northeast to newer builds out in Lees Summit, Olathe and Liberty.

Built for Kansas & Missouri Homes

Wet basements and exterior waterproofing are our specialty on both sides of the state line. When interior drainage alone is not enough, we take the solution outside - excavating down to the footer, sealing the exterior basement wall and rebuilding the drainage system to help stop water before it ever reaches your basement.

And if water has already affected the structure or surrounding concrete, you will not need to coordinate multiple companies. One experienced local team handles the waterproofing, structural repairs and concrete work from start to finish - one contractor, one coordinated solution and no finger-pointing.

Sunken Concrete? We Lift It, You Keep It.

Replacing a settled driveway or sidewalk is expensive, slow and tears up your property. Our PolyLift™ system raises sunken concrete back into place through dime-sized holes using high-density polyurethane foam. The foam expands under the slab, lifts it in minutes and cures fast, so most surfaces are ready to use the same day, at a fraction of replacement cost.

  • Driveways, sidewalks, patios, steps, garage and basement floors
  • Dime-sized injection holes, no demolition, no haul-off
  • Lifted, cleaned up and back in use the same day

Frequently Asked Questions

How much does foundation repair or basement waterproofing cost in Kansas City?

It depends on your home, the soil it sits on, how the water is getting in and how far the damage has progressed, which is exactly why the evaluation exists. Sealing a single crack is a different project than an interior drainage system or a bowing wall repair. Your free evaluation includes a custom repair plan with exact pricing. Convenient payment plans let qualifying homeowners get it fixed for as little as $125/month.

Is the evaluation really free?

Yes. Olshan Certified Structural Technicians provide no-obligation evaluations free of cost, a $349 value. Video evaluations are also available at no extra charge. If problems are found, you receive a customized repair plan to review at your leisure. About one in five homes we visit does not need structural repair at all.

What services do you offer?

Basement waterproofing with interior drainage and sump pump systems, exterior wall waterproofing, bowing wall repair with Wall Lock™ anchors, carbon fiber and adjustable braces, crack injection, foundation repair for basement, slab and crawl space homes, crawl space encapsulation, exterior water management and drainage, and PolyLift™ concrete leveling and repair for driveways, sidewalks, patios and garage floors. If the problem sits under or around your home, we handle it.

Can you stop basement water without digging up my yard?

In most cases, yes. Interior systems like Water Lock™ Plus collect water where it enters, at the floor-wall joint, and move it to a sump pump without excavating outside. When the problem is grading, downspouts or saturated soil pushing on the walls, exterior drainage and waterproofing may be the better fix. Your technician will explain both options and recommend the one that actually solves your problem.

Do you fix bowing or leaning basement walls?

Yes. Our Wall Lock™ anchoring system is installed from inside the basement and pulls the wall back toward plumb over time, with no exterior excavation in most cases. For less severe movement we use carbon fiber straps or adjustable wall braces. Horizontal cracks and inward bowing are signs of soil pressure, and they only get worse, so it is worth having it checked early.

Can you lift my sunken driveway or sidewalk without replacing it?

In most cases, yes. Our PolyLift™ system injects high-density polyurethane foam through dime-sized holes drilled in the slab. The foam expands, raises the concrete back toward level and cures in minutes, so most driveways, sidewalks, patios and garage floors are back in use the same day. It costs a fraction of tear-out and replacement and there is no demolition mess.

Do you serve areas outside Kansas City?

Yes. Our Kansas City crews cover the whole metro on both sides of the state line, plus a wide stretch of Kansas and Missouri including Lawrence, Topeka, Manhattan, Emporia, St. Joseph, Maryville, Chillicothe, Sedalia, Warrensburg, Columbia and Jefferson City. Olshan also has local teams serving Wichita and Omaha. Wherever you are, submit the form or call and we will route you to the right local team.

Do you handle commercial projects?

Yes. We take on projects of all sizes, from single family homes to commercial buildings, parking areas and industrial slabs, with the same evaluation process and warranty backed workmanship.

Do you work with structural engineers?

Yes, all the time. If you have hired a structural engineer, send us their report and we will gladly quote the repair plan they specified. Keep in mind our evaluation is free, while engineers usually charge $400 or more, so many homeowners simply start with us. Either way works.

How long does the work take?

Many projects, including most interior waterproofing systems and wall repairs, are completed in one to two days. Your repair plan includes a clear timeline for your specific project, and our team keeps your home clean throughout.

What is the Cable Lock™ ST Plus system?

Cable Lock™ ST Plus (U.S. Patent #8,500,368) is our exclusive hybrid repair system for settling foundations. It combines the durability of concrete pilings with the strength of penetrating steel pilings, locked together with a cable, to reach deeper and deliver a stronger, more reliable repair than outdated methods.

Do you offer payment plans?

Yes. We offer a variety of convenient payment programs, including options as low as $125/month for qualifying homeowners, 0% interest options and up to 365-days same-as-cash with approved credit. Ask your technician which plans you qualify for.

Is the work backed by a warranty?

Yes. Repairs are backed by available warranty programs that deliver ongoing support long after installation. When you repair your home with Olshan, you can count on customer support well after the project is complete.
